Selling my Houses, Tricky Situation or Buyer?

Ok, here goes...

I recently posted my houses up for sale at housefox.ca.  After a few weeks, I got impatient and decided to list with a realtor.  A week goes buy and I get a response from the website I had previously posted the houses on.  The man in the U.K. wants to move him and his family to Canada.  He said he had all the funds and the check would come from a financial institution from within Canada.  In later emails with talk of him coming to Canada and willing to sign off on all proper documents.  He later informs me that he will need me to find a local shop for him to purchase and will need me to send some of the money he is sending me, to Japan for his order he wants shipped here for his new shop.  All in all, this check is for $270,000.  Coincidently enough, I have both of them listed together with that price.. Either way, (follow closely) he wants me to take $108,000 as my down and send the remaining $162,000 to this company in Japan.  He said he has to do it like this because he doesn't want his legal advisor to know he is planning to open a business because he is against his moving in the first place.  I don't know to what to believe, if he's a trust fund baby, a scam artist (which in that case I'll scam him first for wasting my time) or if this is a money laundrying scam. 

I went to my bank today (no I didn't recieve this check yet, but I have had full contact with this "said" financial institution) and spoke to a bank manager about the situation.  She said if the funds went into my account they would hold the account for 5-7 business days if the check came from out of province.  I told her the situation about the houses and why I am recieveing this money and she told me that if you are a immigrant to Canada, for instance, that no bank will fund you becuase you have no job history, the bank is not familar with you or your activities, and you haven't been in the country long enough.  She said chances are the check is from a 3rd party mortgage company who will take on high risk mortgagees. 

Flat out, I would just like to keep the $270,000 for the amount on my houses and make him send cash from here to Japan.  He says he has to do it this way... blah blah blah..  We have no contract yet and he already sent the money.  Should I just have my laywer type out a bill of sale for the houses and keep the cash and say the keys are in the door, or should I keep the down (108,000) and then take the risk sending that money to Japan for him..

Either way, I don't want the funds being pulled from my account because some trust fund baby is going to have a fit because I didn't do this his way because it seemed shady.

Any help would be grand!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

A long story..., but why you can't sell the house to anyone else?? why must you sell the hosue to that guy if you not trust him??

Lose patient is not a good thing.....Anyway, I hope you can get the right answer from the people here and successfully sell your house.

I agree with Mikeye. Why not wait for another buyer?

You are selling a house and he is buying a house. Why make it any more complicated than that? It is not your responsibility to help him with his other situations.

Personally I think this is a scam but assuming that it isn't then it still seems more trouble than it's worth.

Why must he purchase a shop right around your house if he would just like to carry out a legal investment ?

It means you may not be invovled in a trick yet you may fall in a legality.

So I advise you to give back the check and look for someone else in case... for the situation is really dangerous..

Personally I think this is a con job. This Buyer sounds too confident that you are genuine, and has he actually verified you, and meet you in person, before giving you money? I will never give a cent to some stranger in foreign land for 1000 usd or more. unless we verified and know each other. too much trouble,to begin with to sell a house. if the buyer is genuine, let the cash in your bank first, before you action.

Well,

To be honest, I wasn;'t going to give him any more help except send him around with a realtor for a "building" so that will clear that part up.  I wasn't going to do business with this guy at all.  He sent the check anyway and I recieved it friday.  I didn';t trust it at all.  I looked up all the address on the check and they where fake, the last account number was punched out and I checked up on ARC before I took it to the bank to ask about how to report check fruad.  The ARC website stated that all their checks come from Calgary and this * changed it.  All the phone numbers where dead air or busy to.  I called this said "ANNA JOHNSON" this lady who issued the check and she said she knew nothing about it that it was a mistake blah blah blah... Now I'm going to call her everyday and bug the crap out of her.  What a waste of time.  The only reason I even concidered it was because he kept saying "I can come over there in a week or two if you would feel better about"  I said :"Yea I would and I won't process the paperwork until you do."

and i think you should wait  other buyers.lose patent is not a good thing,every one should have enough patent to solve problem! 

for instance,as an sales representative of drawing desk (http://eng.ty01.cn ), we must find right buyers from all kinds of channels every day. although our drawing desk is very good ,it's patented product and different with other products,the height and angle can be adjusted again every students'growth features. althoug it's so beautiful,so high quality,so low price, we need search new buyers every day,although sometimes we fell tired,i think it's to be worth.

hope you find an right buyer and keep patient !!!
