Apart from very competitive pricing, they are major hubs mainly because of location making possible sub-shipping services from their huge ports to all the smaller ports in their respective regions of the world ... much the same as the big "central train station" in a major city where all the branch train tracks meet ... if you want to travel from a suburb on one track to a suburb on another track, you must go via the central station.

Re-export industries then grow around these "central train stations".

For example, all the cheap sweat-shop labour in producing something labelled "Made in Singapore" might actually be done in some other Asian country ... made possible only because Singapore is a major shipping hub ... that's just one tiny example of "re-export".

Tax exemptions in those places is the basic reason. And the fact that to a degree rules are suspended there for many products.... don;t ask, it just is, like the sky is blue.
